How much deposit do I need for an office in Gangnam?

Plan for roughly 10 times the monthly rent. If a 330㎡ (100 py) net office rents for ₩12M a month, the deposit would be around ₩120M. It varies by landlord, so agreeing on a deposit range first makes narrowing down your options faster.

What is a reasonable efficiency ratio?

The efficiency ratio is the share of the contracted area that you can actually use. For the same contracted size, a 10-percentage-point difference can mean a whole meeting room more or less. When comparing rents, compare the price per net area, not per contracted area.

How much rent-free time can I usually get?

Rent-free is a period when you do not pay rent. It tends to be longer for floors that have been vacant for a while, for longer lease terms and for spaces with heavy restoration obligations. Combining rent-free time, fit-out support and taking over an existing interior usually lowers your real costs more than cutting the monthly rent.

What does the maintenance fee include?

It usually covers common-area management, cleaning, security and common-area electricity, while electricity and heating or cooling inside your space are often billed separately. Each building sets its own rules, so comparing maintenance fees per area alone can be misleading. Add the separate charges and convert the total to a figure per 3.3㎡ of net area to see what you will really pay.

How long are office leases, and how do renewals work?

Leases are usually signed for two years and then renewed. If you are investing heavily in interiors, a longer 3–5 year term with more rent-free time can work in your favor. Rent at renewal follows what the contract says first, so it is safer to write a cap on increases into the lease when you sign. Whether the renewal right and the rent increase cap under Korea's Commercial Building Lease Protection Act apply depends on the size of the converted deposit, so check this before you sign.

How is the loan limit for buying a building set?

It depends on the purchase price, the rental income and the collateral appraisal. Lenders also look at whether the building's rental income can cover the interest, so a building with many vacancies gets a lower limit even at the same price. Before buying, check the current leases and vacancies first.
