The heart of the Gangnam district, with large office towers lining both sides of Teheran-ro from Gangnam Station to Seolleung Station. Large roadside buildings and small to mid-size buildings on the side streets sit side by side, so there is a wide choice of sizes.
A neighborhood with many small and mid-size buildings along Hakdong-ro, Nonhyeon-ro and Eonju-ro. The side streets between Hakdong and Gangnam-gu Office stations are full of mid-size offices and buildings that work well as company headquarters.
At the eastern end of Teheran-ro, home to COEX and the Trade Center. Large buildings line the main roads around Samseong Station, while the side streets toward Samseong Jungang and Seonjeongneung stations have many small and mid-size buildings.

A neighborhood crossed by Garosu-gil, Apgujeong-ro and Dosan-daero. With many brand stores, clinics and beauty businesses, it offers both roadside headquarters buildings and distinctive buildings on the streets off Garosu-gil.
Officially part of Seocho-gu, but BLUEPIN groups it with Gangnam because it shares the Gangnam-daero area west of Gangnam Station. There are many large buildings along Gangnam-daero and Seocho-daero.
A neighborhood spanning the Dosan-daero and Apgujeong Rodeo area and the north side of Yeongdong-daero. Fashion, beauty and medical businesses are common, and demand is steady for whole buildings used as headquarters.

Across 1,051 lease listings on BLUEPIN in Gangnam, the median monthly rent is ₩144,000 per 3.3㎡ of net area, and most fall between ₩92,000–₩274,000. By neighborhood, the median is highest in Seocho-dong (₩189,000) and lowest in Samseong-dong (₩133,000). For prime office listings only, the median is ₩206,000.
Deposits in Gangnam are usually 10–17 months of rent, with a median of 12 months. If the monthly rent is ₩10M, plan for a deposit of around ₩120M. Landlords differ in how far they will adjust it, so it is quicker to agree on a deposit range before narrowing down your options.
Among listings that charge maintenance separately (929), the median maintenance fee is ₩42,000 per 3.3㎡ of net area, mostly ₩17,000–₩80,000. Rent plus maintenance comes to a median of ₩191,000 per 3.3㎡. Comparing rent alone can make a building with high maintenance fees look cheaper than it is, so the combined figure is the fairer comparison.
